Thank you for assisting our neighbors in the sale and purchase of homes and lots in our community. On this page, you will find the answers to many of the questions you and your clients will have in preparation for a successful closing.
POA BOARD OF DIRECTORS AND COMMITTEES
Western Shores is a self-managed community, with volunteer committees performing most of the same services as a property management company - at a much lower cost. The five directors on our board are supported by more than seven committees.

ANNUAL POA ASSESSMENTS
POA dues are collected annually.
2024 Annual Assessment: $635
CONTRACTORS WORK HOURS:
Contractors and sub-contractors (workers for hire) may only work 7:00 A.M. – 7:00 P.M., Monday through Friday and 8:00 A.M. – 5:00 P.M. on Saturdays. No construction or lot clearing may be conducted on Sundays or federally recognized holidays. In special cases the ARC can approve alternate working hours when requested in writing in advance. DEED RESTRICTIONS
Western Shores is a deed-restricted community. Adherence to our policies helps keep our community a beautiful and enjoyable place to live. Covenants document at this link. ARC documents at this link.
REMODELING, LANDSCAPING, PAINTING
If your client is considering remodeling or painting the exterior of the home after closing, the client will need to work with the Architectural Review Committee (ARC) for approval. A link is provided here.
NEW CONSTRUCTION
If your client is planning to build a new home, the client will need to work with the Architectural Review Committee (ARC) for approval of plans and setback conformance. Visit the ARC page for forms and instructions at this link.
RENTAL POLICY
Western Shores has restrictions on the frequency and minimum length of time that a property may be rented. Please refer to the Leasing Policy link in section 8.24 leasing of the Covenants.
FOR SALE SIGNAGE
“For Sale” signs are strictly prohibited anywhere on a lot.
Information boxes for the sale of homes or properties are allowed. Property owner must use only an ARC approved box and only one (1) box per property is allowed. Only the words, “Info Box” or “Information Box” are allowed on the box exterior. The box shall be located beyond the road-right-of-way such that it does not interfere with roadside mowing. Abandoned boxes may be disposed of by the ARC if they do not look properly maintained.
A single sign indicating the lot number only may be placed on a property but is limited to 12” X 12” in size, and not placed in the road-right-of-way such that it interferes with mowing.
OPEN HOUSES
A maximum of three (3) open houses (per home) may be held during any single week (Mon-Sun), between the hours of 10 am and 6 pm. All signs must be removed and stored out of public view at the close of each day.
TITLE COMPANY - 10 days prior
ESTOPPEL LETTER: At least 10 days prior to closing (for a lot or residence) an Estoppel Letter must be requested by the Title Company. Estoppel Request click here.
There is a $150 POA Estoppel Certificate fee to be added to closing statement and collected at closing.
In addition, there is a POA account set-up fee of $150.
